Flood DangersThe second of our independent expert reports was a flood study on the development and the potential impacts on surrounding properties. You may not know this, but much of the Northern suburbs is considered a flood risk. Historically, there have been major flood events as well as more common minor flood events. With any development, particularly one of this size, the way it manages these flood events as well as day to day water management must be explained as part of the proposal. When they reviewed these aspects of the proposal, our experts found; concerns around the proposed flood protection measures including proposed flood gates on businesses within the development that would likely impede safe evacuation in the event of a flood. They also found the stormwater management system was unusual and not like typical civil engineering design and this raised questions about its capacity. Generally, they found the DA to be lacking in the detail required to make a clear assessment about the developments ability to manage water both on site and the preventative measures required to ensure it would not impact surrounding properties.
